    Bathroom Renovation in Irving, TX

Irving bathrooms come in two broad shapes. In Valley Ranch and Las Colinas we are usually gutting an 80s or 90s primary bath: a garden tub nobody uses, a narrow shower beside it, cultured marble across a low vanity, and a fan that never clears the mirror. In La Villita and the newer east-side homes, the bones are fine and the job is replacing finishes the builder chose to hit a price.

Both are worth doing well. The difference is where the money goes — one buys you a better room, the other buys you a better-looking one, and we will tell you which you are looking at.

Why homeowners in Irving hire us

We scope by era, not by city

An 80s Valley Ranch patio home and a 2015 build on the east side get different plans. Older baths get layout and ventilation work first; newer ones get finish and glass upgrades without tearing out sound framing you already paid for.

    Waterproofing you can inspect

Bonded membrane over a sloped mud pan, flood-tested and photographed before any tile goes on. In townhomes and patio homes with shared walls, that step is not optional — a leak is your neighbor’s problem too.

    Tight footprints handled honestly

Patio homes and townhomes leave less room to move drains and vents. We measure what is actually possible before promising a curbless shower or a double vanity, so the plan you approve is the plan you get.

Valley Ranch, Las Colinas and the newer edges

The Valley Ranch build-out ran from the 1980s into the early 2000s and included a lot of patio homes and townhomes alongside conventional single-family houses. Those compact plans put the primary bath against an exterior or party wall with the plumbing grouped in one chase, which limits how far a shower can move but also makes reclaiming the garden-tub footprint straightforward and relatively cheap. Las Colinas adds older established stock with more variation in size and quality. Out toward the north and east edges, and in La Villita from the early 2000s onward, we are working on bathrooms that are structurally fine — the fan is adequate, the layout is modern — and the complaints are about builder-grade tile, framed mirrors, and a shower with a plastic pan. Two different conversations, one honest answer each. All of it runs through City of Irving review rather than a Collin County office.
