    Kitchen Remodeling in McKinney, TX

McKinney is the hardest of the northern suburbs to quote sight unseen, because the housing runs from 1880s Victorian and Craftsman homes around the downtown square to houses finished this year in Trinity Falls and Painted Tree. A kitchen remodel three blocks off the square and a kitchen remodel in a 2023 build are barely the same trade.

So we say plainly what a lot of contractors will not: a McKinney estimate depends on which part of town you are in. Near downtown, budget for what is inside the walls. North and west, budget for finishes.

Why homeowners in McKinney hire us

Old-house work done as old-house work

Ungrounded or knob-and-tube circuits, cast iron drain lines, plaster over lath and framing on non-standard dimensions are normal near the square. We scope and price those conditions instead of discovering them after demo.

    Historic district review handled

Exterior changes in the historic district go through design review. Kitchens often involve one — a window, a vent, a rear door — and we prepare that submittal along with the city permit.

    Newer north McKinney treated differently

In Trinity Falls, Painted Tree and the surrounding newer subdivisions the structure is fine and the work is finish-level, closer to what we do in Frisco. We do not sell a teardown to a house that does not need one.

    One walkthrough, one honest number

Because conditions vary so much across this city, we scope on site before quoting. What you get is a number built on your house, not a per-square-foot average.

    What's included

    • On-site scoping of wiring, drains, framing, and wall construction before pricing
    • Rewiring ungrounded circuits and adding dedicated countertop and appliance circuits
    • Replacing cast iron and galvanized runs uncovered during demo
    • Plaster repair and matching, or full drywall replacement where appropriate
    • Custom cabinetry sized for non-standard openings in older homes
    • In-place cabinet refinishing where boxes are sound, common in newer north McKinney homes
    • Quartz or granite countertops and full-height tile backsplash
    • Flooring, including matching existing hardwood in historic homes
    • City permits, inspections, and historic design review submittals on request

    Downtown McKinney versus north McKinney

Very few cities in North Texas span the range McKinney does. Within a mile of the historic square you find homes from the 1880s through the 1940s: tight lots, deep front porches, plaster walls, little or no insulation, drain lines in cast iron, wiring that has been added to across four generations, and framing that does not match a modern tape. Kitchens in those houses reward patience — the character is worth keeping, and the surprises are behind the walls, so we open a small area and look before committing to a number. Head north and west toward Trinity Falls and Painted Tree and you are in newer construction on larger parcels with current wiring, modern plumbing and open layouts, where the work is finishes and cabinetry rather than infrastructure. Both are good projects. They are just not the same project, and pretending otherwise is how homeowners end up with change orders.
